RENOVATION PROJECT MANAGEMENT

Whether you’re renovating a single room or your entire home, all of our renovation and remodelling services include renovation management – a dedicated Project Manager to oversee your project from beginning to end.  Unlike most renovation and residential construction companies, we pride ourselves on building more than just beautiful homes – we build relationships with our clients.  Your Project Manager will ensure you receive regular updates on everything related to the project – from budget updates to timeline updates, and everything in between. More than just your average General Contractor, having a dedicated Project Manager means you have someone looking out for your best interests every step of the way.

COMPLETE HOME RENOVATIONS/REMODELS

If you’ve just bought (or already own) your home, but it needs a major overhaul, we’ve got you covered.  Our complete home renovation services include a comprehensive discovery + concept meeting with a Project Manager and your Interior Designer so that we fully understand your needs and your vision. From there, we’ll develop a detailed initial estimate + timeline proposal based on that vision – and take the time to go through it with you so that you know exactly what you’re paying for. Then, the work begins – we’ll bring in our expert team of trades and suppliers to bring your vision to life.  During this stage we’ll keep you up-to-date on progress, timeline, and budget, so that you’re never left wondering where things stand. Finally, we put finishing touches on your newly renovated home, ensure it’s fully cleaned, and welcome you into your new home!

INTERIOR DESIGN + STYLING

We’ve worked with some of Calgary’s most talented interior designers, so we know the value of professional design services. Even if you’ve spent hours watching HGTV and have a vision in mind, making that a reality requires an expert touch.  Our interior design partners are second to none; however, we’re always willing to work with your preferred designer. Services include design planning, site inspection and measurements, architectural drawings, space planning and furniture plans, procurement, sourcing and selection, interior details (millwork + cabinetry design, interior finishes and material selection, lighting design, wall coverings + rugs/fabrics, window treatments, etc), and curation + styling of your accessories and art. We work with any aesthetic or style to ensure that your home truly reflects who you are.

CUSTOM HOME BUILDING

If you’re looking for something completely unique and built for form, function and beauty, our custom home building services are for you.  We are able to accept a limited number of custom build projects per year.  As part of this service, we’ve partnered with a Realtor® who specializes in helping our clients find the perfect lot or tear-down for your custom home build.  For more information on this service and to check on availability, please email us directly.

Sometimes, you just need a little advice.  We offer renovation consultations on an hourly basis depending on availability.  If you’re in the midst of a DIY renovation project or are considering doing a renovation and want some expert advice, we’re just a call away.

FAQs

  • No. We believe in getting paid for work that is done. Our clients pay monthly or quarterly, with the balance due upon project completion.

  • Of course! Most clients change their minds about at least a few things throughout the duration of the project. It’s important to keep in mind that the bigger the change, the bigger the impact – on timelines and on costs. We advise clients to inform us as soon as possible when changes are being considered so that we can provide insight on how the changes may impact the overall project.

  • No. Our estimate is just that – an estimate. Estimates are based on the information provided at the time, previous knowledge of material and labor costs, and general estimates provided to us by our service providers and trades. We typically estimate on the high side, because we’d rather prepare our clients for potential actual costs than sugar-coat an estimate by low-balling.

  • It’s standard to include a 5-10% contingency fee to account for unexpected challenges or changes. We always consult our clients prior to using any funds set aside in the contingency fee.

  • We highly recommend working with an interior designer! A designer brings a skillset to each project that our contractors cannot. For large-scale renovation or remodelling projects, we do require that our clients engage an interior designer.

  • As much as we’d love to say yes, the reality is that sh*t happens! Our timeline estimates are realistic, and 9 times out of 10 we are able to complete projects ahead of the projected end date. However, if there are changes during the project or delays that are out of our control, the timeline must be adjusted accordingly. We’ll always keep you apprised if we feel that this is the case.

  • Not without your permission! It’s important to recognize that a significant portion of the costs associated with any project depends on decisions made by the client. Our original estimate is based on the information provided to us at the time – if that information changes, the budget changes as well. We certainly will never go over budget without consulting the client first.

  • You bet. We’re happy to meet with you and have a preliminary discussion about your project. If you decide you’d like to move forward and get an estimate, we may charge an hourly rate for the hours we spend reviewing floor plans, sourcing materials, obtaining estimates, etc.

  • That depends. We realize it’s tempting to ‘find cheaper trades’– but there is truth in the saying “you get what you pay for”, especially in the construction industry. We’ve put together a large network of skilled, insured trades who understand our unique approach to renovations and builds. If you strongly prefer to supply your own tradespeople, we cannot guarantee the quality of work or that the work will be completed in a timely manner.

  • Our fees cover the three core services that we offer our clients; renovation planning, production/construction, and project management. Fees are based on a percentage of the overall costs of your project - which allows our fees to accurately reflect the scope of each individual project. We also charge out our team for general labour on an hourly rate.

  • Absolutely. Though our specialty is larger renovations, depending on our availability we are happy to work with clients on their smaller projects as well.

  • Unfortunately, as with most things, there is a direct correlation between price and quality – and we’re committed to providing high-quality results to our clients. This applies to materials and workmanship as well. We believe that renovations are an investment, and our goal is to provide you with an investment that is worth every penny. Our style is timeliness and our quality of work is - you guessed it – Matchless.

  • We know that renovations and remodels are an exciting time! It’s important to understand that quality work takes time - and time between our initial consultation and starting the actual demolition work can feel like an eternity! However, this is when the magic happens - you’ll be working with your interior designer on creating your dream space, and we’ll be hard at work creating your renovation plan, putting the team together, and sourcing your materials. You can expect this stage to take between one and three months.

  • Great question! The simplest answer is to trust us. We have earned impeccable reputations and take great pride in the work that we do. We believe in collaborating closely with our clients, but if a client wishes to micromanage our team or questions us every step of the way, this will always slow the project down and create frustration among the team. We’re more than happy to keep every client informed along the way and ensure that they are involved in important decisions. Secondly, be decisive! This can be the hardest part, and we totally understand! However, as with micro-managing, being unable to make decisions or changing your mind frequently will cost you both time and money.
